A Simple Guide to Mumbai Stamp Duty and Registration Charges in 2026

Anyone buying property in Mumbai needs to budget for stamp duty and registration charges on top of the price itself.

As of early 2026, stamp duty is 6% of the property value for male buyers and 5% for female buyers, which includes a 1% metro cess levied by the state. Registration charges are generally 1% of the value, capped at ₹30,000 for properties above ₹30 lakh.

The duty is calculated on whichever is higher — the agreement value or the government's ready reckoner rate for that locality. The small concession for women buyers is one reason many families register property in a woman's name.

Knowing these costs upfront helps buyers plan the full outgo rather than being surprised at the time of registration.
